The 2022 Real Estate Almanac, from T3 Sixty, provides an in-depth look at the nation’s top real estate companies, franchise brands and franchisees

T3 Sixty, a real estate management consulting and analysis firm, has released its annual analysis and ranking of the nation’s largest real estate companies, franchise brands and franchisees in its 2022 Corporation Report. The report, which ranks companies and brands in these categories by 2021 sales volume, deal sides, number of agents as well as year-over-year growth, finds accelerating consolidation of real estate production among the 20 largest companies in the country (the Enterprise 20). The real estate businesses include the total production of the brokerage and franchise brands owned by the company under a single holding company.

In 2021, the country’s 20 largest companies accounted for 61.2% of total sales for the year, up from a 54.8% share in 2020, the biggest year-over-year jump since that T3 Sixty has become the first company to analyze companies annually. in 2018. Over the four years from 2018 to 2021, Enterprise 20’s market share in domestic sales volume increased by nearly one-fifth (18.8%). Market share is determined using total existing home sales data published by the National Association of Realtors.

“The residential real estate sector has been consolidating at an accelerated pace over the past few years and this data shows just how important it is,” said Dr Paul Bishop, Economist and Vice President of Research at T3 Sixty.

Company 20

The five largest companies by sales volume in 2021 – Realogy Holdings Corp, kwx (parent company of Keller Williams Realty), RE/MAX, HomeServices of America and Compass – alone accounted for 47.1% of national sales volume in 2021.

Among the 20 largest companies in the country, the three that experienced the highest percentage growth in sales volume from 2020 to 2021 were eXp World Holdings (parent of eXp Realty), Terra Holdings (parent of Brown Harris Stevens) and Douglas Elliman Real Estate.

Deductible 20

The country’s top 20 franchise brands also increased their market share based on 2021 sales volume to 46.5% from 43.7%. Keller Williams Realty, with sales volume of over $500.1 billion in 2021, again became the largest real estate franchise brand, followed by RE/MAX at $341.1 billion and Coldwell Banker Real Estate at $335.0 billion. Sotheby’s International Realty rose to No. 4 in 2021 with sales volume of $180.8 billion, overtaking Berkshire Hathaway HomeServices with $173.0 billion in sales.

The biggest year-over-year movers of the top 20 franchise brands were Corcoran Group, Realty Executives and United Real Estate.

Franchisee 20

The Corporation section of the Real Estate Almanac has added a ranking of the nation’s largest franchisees, brokerages affiliated with a franchise brand, in 2022. RE/MAX and Sotheby’s International Realty each have two affiliates in the top five with a rounding Keller Williams Realty affiliate listing.

Among the top 20 franchisees, One Sotheby’s International Realty saw the strongest year-over-year sales volume growth with a 121.3% jump from 2020 to 2021. Keller Williams Austin came in second with 75.0%, followed by the Keller Williams Cunningham group. at 55.9 percent.

The T3 Sixty recognizes the top companies each year based on 2021 sales volume and year-over-year sales volume growth percentage. The 2022 winners are:

  • Largest real estate company in the United States: Realogy Holdings Corp., $737.6 billion in sales in 2021.
  • Largest real estate franchise brand in the United States: Keller Williams Realty, $500.1 billion in sales in 2021.
  • Largest real estate franchisee in the United States: RE/MAX Gold, representing Gold Nation, $16.8 billion in sales in 2021.
  • eXp World Holdings, $156.1 billion in sales in 2021, up 116.2% from 2020, is the largest real estate company in the top 20 in the United States.
  • Top 20 real estate franchise brands in the United States: Corcoran Group, $36.0 billion in sales in 2021, up 98.0% from 2020.
  • Top 20 real estate franchisees in the United States: One Sotheby’s International Realty, $7.6 billion in sales in 2021, up 121.3% from 2020.
