DFW is the main attraction for residents leaving Los Angeles, according to Zillow
Los Angeles’ population losses were Dallas-Fort Worth and Austin’s gains in 2020.
A new report from residential real estate platform Zillow places Austin at No. 3 and DFW at No. 4 among the five US metropolitan areas that saw the most inbound moves in 2020. For DFW and Austin, the Los metro area Angeles tops the list of places that send the most newcomers, according to the Zillow report.
Here are the top five subways for inbound movements last year:
- Charlotte, North Carolina
- Dallas-Fort Worth
- Sarasota, Florida
Ranking is based on SIRVA / North American Van Lines data for moves in the first 11 months of 2020.
Zillow expects the influx of people to Phoenix, Charlotte and Austin to continue in 2021, as residents in high-cost markets seek lower-cost housing elsewhere. A Zillow report released in January predicted that DFW would be the sixth hottest housing market in 2021 and Austin the No. 1.
Aside from Los Angeles, the main sources of new DFW residents last year were the New York and Chicago subways.
San Jose and San Francisco – accounted for the largest number of newcomers last year in Austin (after Los Angeles), according to the Zillow report.
The metro area with the most departures last year was New York, followed by Los Angeles, San Francisco and Chicago, according to Zillow.
Zillow calls this population change a “big reshuffle”.
In a March survey by Zillow, 11% of American adults said they had moved in the previous year – either by choice or out of necessity. According to the US Census Bureau, 9.8% of Americans moved in 2019.
“The pandemic has accelerated the trends seen in 2018 and 2019,” said Jeff Tucker, senior economist at Zillow, in an April 6 statement. “The more affordable mid-size metropolitan areas of the Sun Belt have seen far more people coming than leaving, especially from more expensive and larger cities further north and on the coasts. The pandemic has catalyzed the purchases of millennial first-time buyers, many of whom can now work from anywhere. “
In a typical year, other cities in Texas represent the most inbound movements for DFW and Austin. The Zillow report does not reflect these relocations, in large part because many movers in the state do not hire moving companies like North American Van Lines.
